San Anselmo and Fairfax are central Marin's most walkable, village-like towns. San Anselmo's downtown draws families and professionals who want a small-town feel with a direct commute; Fairfax leans artsy and outdoorsy, with redwood pockets and a strong local culture. Both towns have older housing stock that rewards a careful technical read.

Housing Stock
Early 1900s Craftsman and Victorian cottages, 1920s–40s bungalows, hillside homes from the mid-century, and a scattering of newer infill. Many properties have been added onto over the decades.

Both towns sit in creek and ravine terrain. Homes near San Anselmo Creek or the Fairfax watershed can experience seasonal water intrusion, sub-area moisture, and erosion-related foundation movement. Drainage history matters.

Much of the housing stock predates modern panels and supply lines. Knob-and-tube remnants, galvanized water supply, and undersized electrical panels are common — especially in homes that have not been fully updated.

Fairfax and the Sleepy Hollow area of San Anselmo include homes on steep lots with stepped foundations, retaining walls, and limited access. Engineering documentation and wall drainage are high-value review points.
